The energy certificate is mandatory by law since 2013 for any building when it is put up for sale or rent.
Which is?
The energy certificate is a document that assesses the energy efficiency of the property. This effectiveness is translated in a scale from A + (very efficient) to F (inefficient).
By whom is it performed?
Energy certification is carried out by technicians authorized by the energy agency.
At the time of the assessment, the technician can make recommendations for improving the energy efficiency of the property but there is no obligation to carry out the improvement, they are only proposals.

How long is the certificate valid for?
The energy certificate is not for life, it is valid for 10 years for small commercial and service buildings. In the case of large buildings, the validity period is 6 years (if issued until 04/30/2015) or 8 years (if issued after 04/30/2015)
Fines in case of non-compliance?
Non-performing individuals are subject to a fine of 250 to 3740 euros.
Non-performing companies are subject to a fine of 2500 to 44 890 euros.
